Terraces West, a project currently “on the boards”, is the second phase of an affordable housing redevelopment effort called the Terraces at Arlington View in Arlington, Virginia.  The first phase, Terraces East, was completed and welcomed by the community and residents in 2023.

Working together with our development partner, Affordable Homes & Communities, the design team has thus far successfully obtained administrative approval under Arlington’s Columbia Pike Neighborhood Form Based Code.  In collaboration with Campion Hruby, Walter Philips, Ehlert Bryan, and Interface Engineering, Cunningham Quill is designing two podium-style buildings with 78 affordable apartment homes and amenity spaces above a single level of parking and series of verdant landscape spaces.  The principal design ideas include the creation of a neighborhood-friendly main entrance and “front yard” courtyard that connects to the landscape beyond, architectural materials and massing in the same aesthetic family as Terrace East, stepping the massing down the hill, and a landscape along the entire west length of the property that provides an amenity-rich series of green spaces for the benefit of the residents (including playground, terrace, lawn, and natural area).
