TERRACES EAST

Designed for Affordable Homes & Communities, Terraces East is an affordable housing redevelopment located in the Arlington View neighborhood in Arlington, Virginia.  In addition to receiving Virginia Housing LIHTC funding, it received the first administrative approval under the Form Based Code for a project located in the Neighborhood portion of the Columbia Pike Special Revitalization District.  The new podium-style building comprises 77 affordable apartment homes and amenity spaces (such as community room, leasing office, large courtyard, exercise room, and front porch) over a single parking level.

 

Situated directly adjacent to the Army Navy Country Club, the principal design moves include taking advantage of the daylight and beautiful views to the south, providing an inviting front porch and entry at the neighborhood corner, stepping the massing down the steeply sloped site, breaking up the massing to a row house-like scale where the property nears the smaller scale of the neighborhood, providing 100% Universal Design throughout, and incorporating rigorous sustainability features such as a solar photovoltaic array, green roof, stormwater planters, and efficient building envelope and mechanical systems.
