WATERGATE PENTHOUSE

Project Description

This project was a comprehensive interior and exterior renovation of a penthouse apartment and rooftop terrace. Located in Watergate complex, a National Historic Landmark, the existing apartment was a series of compartmentalized rooms that cut off the living spaces from the light and the sweeping views of the Potomac River and monumental core of the city. The open plan of the new design follows curve of this unique modern building from room to room, and allows the natural daylight to reach the deepest parts of the apartment. A material palette of stone, metal and wood were carefully selected and detailed to reflect light and create a harmonious setting for the Owner’s collection of heirloom furnishings. A new “bronzed” patina steel stair was designed to connect the two main salons with the upper roof top terrace pavilion and garden terraces. The existing apartment’s building systems were aging and inefficient and required remediation. New insulated windows, electrical and HVAC service were installed. The pavilion structure was thoroughly reconstructed with a new insulated roof and sliding glass doors, and a new “green” roof system of colorful sedum was installed on the terrace.
