Cunningham | Quill Architects and The L’Enfant Trust have partnered to rehabilitate four dilapidated and long-vacant properties in the Historic Anacostia neighborhood of Washington, DC. Through the “Historic Preservation of Derelict District Properties Act of 2016,” DC government passed ownership of the 4 houses from the Department of Housing and Community Development’s Property Acquisition and Disposition Division to The L’Enfant Trust. Built in the late 19th and early 20th centuries, the four properties are carefully being restored to their original design. Years of neglect showed through boarded doors and windows, peeling paint, and the burned and demolished material on site.
Since the properties are located within the Anacostia Historic District, they cannot be razed and must be historically preserved. Previously, two of the houses had the rear half of the structure removed and now the houses have been rebuilt, where needed, to match the original footprint.
As a non-profit with the mission of preserving and revitalizing DC’s historic neighborhoods, the L’Enfant Trust is acting as a developer for the properties with its Historic Properties Redevelopment Program. The properties will be sold as workforce housing in the community, listed on the market as with affordability requirements to ensure a sale is made to those with family median incomes at or below 120%.
The scope of work for the houses has included new interior framing, new exterior framing where necessary, new insulation, lighting, finishes, as well as new electrical, plumbing, and mechanical systems. We are thrilled to be a part of this endeavor that improves the community of Historic Anacostia in Washington, DC.
